What is the first thing a home buyer should do?

So what is the first thing a person wanting to buy a home should do? 

I have many Realtors that I work with on a daily basis.  And if you need help buying a home, I can introduce you to one of my trusted real estate professionals.

But what is the FIRST thing one must do?  Get PRE-APPROVED.....

But WHY?

1.  It lets you know IF you will qualify.  With so many changes in the loan process in the last few years, knowing if you will qualify is the #1 question. 
2.  It let you know how much you will qualify for.  Why waste your time looking at $400K homes if you can only afford $300K?
3.  It will make the transition for a preapproved buyer to an actual buyer much easier.

And the last an best reason to get preapproved is...

Real Estate Professionals will not even write an offer for you without preapproval.  It is a waste of there time. 

Why?

A seller of a short sale, pre-foreclosure, foreclosure or REO will not even look at your offer if you do not have a preapproval letter.  

As you can see the need to be preapproved is the #1 priority before you consider buying a home.
